What is BACS and why is it required?

BACS stands for Building Automation and Control Systems. From January 1, 2026, large buildings must continuously monitor and optimize their installations.  

Why? Many buildings currently waste 25-30%of energy through poorly configured systems. BACS ensures you see what's happening in real-time and automatically adjust where
needed.

Does this apply to my building?

BACS is mandatory for all non-residential buildings with large HVAC systems. Think offices, schools, warehouses, hospitals, hotels, and sports facilities.

Is your building BACS-ready?

BACS works with four classes that indicate how intelligently your building is controlled. From class D (everything manual, no monitoring) to class A (fully automatic, real-time optimization).

What changes from january 2026

From January 2026, buildings must meet specific technical requirements. Here's what that means in practice:

  • Continuously monitor energy and performance
  • Automatically detect inefficiencies
  • Signal or correct deviations
  • Connect installations (minimum HVAC; where relevant also lighting and shading)
  • Demonstrably comply with installations at class C and an EMS at class B

What changes from june 2026

Starting June 1, 2026, GACS will take a step further. Not only will installations be monitored, but the indoor climate must also be demonstrably monitored.

  • Temperature, CO₂, and humidity must be continuously measured.
  • Owners must prove compliance.
  • Inspection services may actively check if buildings meet the standards.
